1. Building Overview
The building was completed in 2015 and incorporates modern construction standards, including:
- Fire‑rated doors with compliant self‑closing mechanisms
- Fully serviced fire alarm system with automatic safety controls
- Modern electrical and gas installations
- Safety‑rated glazing throughout
- Accessible routes and lift access
- Engineered balcony structure with compliant guard rails
2. Structural Safety
The building’s structural elements are maintained in accordance with industry standards. Key features include:
- Balcony structure: engineered to modern load‑bearing standards with compliant guard rails
- Staircases: fitted with handrails, non‑slip surfaces, and emergency lighting
- Glazing: safety‑rated glass installed throughout public areas
- Internal walls and partitions: fire‑resistant construction
- Roof structure: access restricted to authorised contractors only
3. Fire Doors & Compartmentation
The building incorporates fire‑rated doors and compartmentation to slow the spread of fire:
- Fire doors fitted with compliant self‑closers (installed during 2015 construction)
- Magnetic hold‑open devices release automatically on fire alarm activation
- Fire‑resistant walls separating key areas
- Regular inspections of door closers and seals
4. Plant Rooms & Restricted Areas
Several areas of the building are restricted to authorised staff and contractors:
- Switch Room: main incoming electrical supply and primary distribution boards
- Boiler Room: biomass boiler, backup gas boilers, gas meter
- External distribution cabinet: located in the car park
- Cellar: bar cellar and local RCD fused panel
- Air Handling Units (AHUs): located in a secure service area on the second floor behind a locked gate; access restricted to approved contractors and authorised admin staff
- Roof access: locked and restricted to authorised contractors only
5. Lift Safety
The lift provides access between floors and includes the following safety features:
- Automatic shutdown when the fire alarm activates
- Emergency call system
- Routine servicing by approved contractors
- Clear signage advising against use during fire evacuation
6. External Areas
External areas are maintained to ensure safe access and operation:
- Car park: marked pedestrian routes and assembly point
- Compound: controlled access for events and storage
- External lighting: maintained for safe evening access
- Drainage and surface water management: inspected regularly
7. Security & Access Control
Building security measures include:
- CCTV coverage of key internal and external areas
- Access control for staff-only areas
- Locking procedures for plant rooms and storage areas
- Visitor management during events and operational hours
8. Contractor Safety
All contractors working on site must:
- Sign in and out
- Follow Plas Heli’s contractor safety rules
- Provide risk assessments and method statements
- Use designated access routes
- Work only in authorised areas
