🚿 Caban Heli – Legionella Compliance

This page contains all Legionella management information for Caban Heli. Legionella compliance supports safe operation for all users of the building, including Derwen, Sea Jay Marine, and the proposed four retail/commercial units.

Plas Heli Cyf manages Legionella control in accordance with HSE L8 and HSG274 guidance. The building’s water systems are simple, low‑risk, and monitored appropriately.

Water System Overview

Caban Heli has a straightforward water system with no stored cold water tanks. Cold water is supplied directly from the mains to all taps, significantly reducing Legionella risk.

  • No cold water storage tanks – mains-fed cold water throughout
  • No dead legs in Derwen or Stiwdio Heli areas
  • No gas or electric showers in daily use

Water Heating Systems

Water heating arrangements vary by area within the building:

  • Stiwdio Heli: Heated by a modern gas combination boiler providing instantaneous hot water.
  • Derwen Areas: Heated by an electric flow heater (instantaneous hot water, no stored hot water).
  • Event Showers: Supplied by a stored hot water tank heated by the main gas boiler. These showers are used only during large Plas Heli events.

Event Shower Management

The stored hot water system serving the event showers is used only for major events. To ensure compliance with Legionella control requirements:

  • System is turned on three days prior to an event
  • Water is heated to safe operating temperatures
  • All shower heads are run to flush any stagnant water
  • System is turned off again after the event

This system will be permanently decommissioned when the shower block is dismantled for conversion into four commercial units. Each new unit will have its own electric water heating system, eliminating stored hot water risks.

Legionella Risk Profile

The overall Legionella risk at Caban Heli is low due to:

  • Mains-fed cold water (no storage)
  • Instantaneous hot water systems in daily-use areas
  • Limited use of stored hot water (events only)
  • Regular flushing and heating protocols for event showers
  • Future removal of stored hot water systems
