Caban Heli is a multi‑use facility owned by Plas Heli Cyf. The building accommodates a range of users through licence arrangements and planned future development. Current and prospective users include Derwen, Sea Jay Marine, and the proposed four retail/commercial units subject to a planning application.

Plas Heli manages the building to ensure that all users benefit from a safe, accessible, and compliant environment that supports their respective activities and operational needs.

Users and Areas Within Caban Heli

Caban Heli comprises several distinct areas, each serving different users and purposes. All areas are managed to consistent safety and compliance standards.

• Derwen – occupies designated areas within Caban Heli under licence. These spaces support daily educational activities for children and young people with additional learning needs.
• Sea Jay Marine – occupies the Stiwdio under licence, using the space for marine‑related work, services, and operational activity.
• Proposed Retail/Commercial Units – the former showers and toilets are subject to a planning application for conversion into four small‑scale retail/commercial units. This development aims to bring an under‑utilised part of the building back into productive use and broaden the range of users benefiting from the facility.
